Fire Emergency Procedures

1. Sprinkler system, Fire Pull Stations/Smoke Detectors

The building is fully sprinklered. Pull stations are located on each floor by the exit door. All buildings have smoke alarms in the lobby and elevator shafts. These are tied into a central station that calls the Fire Department in the event of an alarm. Owner is encouraged to appoint an employee as floor warden.

2. When fire alarm sounds

In the event that the fire alarm is sounded, everyone in the building should take their immediate personal belongings and proceed to the nearest fire tower (stairwell) and proceed down the stairs and out to the street.

The building has been designed to provide the most up-to-date fire safety systems. An alarm will be activated by the following:

 

  1. Smoke detection.

  2. Pull fire alarm pull box.

  3. Activation of the sprinkler.

  4. Activation by the standpipe system.

There are fire alarm pull boxes located in Owner areas by the stairways of the building. Should a fire be detected, the following procedures should apply:

 

  1. Pull the fire alarm pull box nearest you.

  2. Call the fire department (Dial 911)

  3. Evacuate.

  4. Call Property Management Office if time allows at (434) 974-7377.

 

PLEASE DO NOT USE THE ELEVATORS.

 3. Fire Drills

 Fire drills will be held every year. These are pre-scheduled and ALL OCCUPANTS SHOULD BE NOTIFIED OF THE TIME AND DATE. Each owner should appoint a Fire Warden for his or her space. Please provide to the Property Management Office the name of the person designated as Fire Warden and their telephone number. Management also needs to be informed of the names of any disabled persons working at Owner’s premises.

 During a drill, the following procedures will apply:
 
  1. The fire alarm will sound. Immediately evacuate the floor by way of the nearest fire exit, as directed by the person designated by you (Fire Warden), and exit the building.
 
  1. The “ALL CLEAR” signal to return to your office will be given by Property Management.
 
  1. Fire Warden will report any problems immediately after the drill to Property Management.
 
The date and time of the fire drills will always be announced in advance. If you hear a fire alarm and there has been no prior notification, you must assume that there is a real fire emergency.

 A. Fire Escape Instruction

 

  1. If you discover a fire or smoke, sound the building alarm. Go to the nearest fire pull station and sound alarm.

 

  1. When fire alarm sounds, leave at once. All occupants should immediately exit through fire tower (stairwell) doors and proceed directly down and out to street level. Close doors behind you. Personnel are to remain outside the building until permission to re-enter is given by the Fire Marshall or Property Management.

 

  1. DO NOT USE ELEVATORS. They will stop if power fails, causing occupants to become trapped. Elevator shaft ways are like chimneys. Smoke could enter the elevator shaft, thereby asphyxiating the occupants trying to evacuate the building.

 

  1. Feel the door that leads from your office to the corridor before opening it. If it is hot or smoke is seeping in, do not open. If you become trapped in your office and cannot reach the fire tower (stairwell), keep door closed and seal off any cracks. Use a phone in the office to call the Fire Department by dialing 9-1-1 and give the address of the building, the floor you are on, and the office number.

 

  1. If the door feels cool, open cautiously. Be braced to slam it shut if hall is full of smoke or if you feel heat pressure against door. If hall is clear, proceed with escape plan.

 

  1. If caught in smoke or heat, stay low where the air is better. Take short breaths (through nose) until you reach an area of refuge.

 

  1. DISABLED PERSONS: A responsible person or persons that work in the same area as the disabled should be assigned to assist in the event of a fire. These persons should be taken to the fire tower (stairwell) and should remain on the landing until the Fire Department arrives to assist in evacuation. Fire towers (stairwells) are safe areas of refuge since they are enclosed by fire-rated doors and walls to keep heat and smoke from entering the stairway.

B. Responsibilities of Owner’s Fire Warden 
  1. A Owner Fire Warden should be appointed by the Owner to ensure orderly evacuation of Owner’s area by checking all rooms, closets and restrooms, and closing all doors.

 

  1. Determine that your area is completely evacuated.

 

  1. The Fire Warden should appoint monitors to assist them at exits to ensure that evacuations proceed in an orderly manner at a uniform speed to prevent panic.
