Moving Procedures

Prior to any move-in/move-out, Owner and Tenant (if applicable) MUST NOTIFY the Property Manager by email of the date that the move will occur. Effort should be made to send a notice to the Property Management Office at least 2 weeks prior to the move. Owner shall indicate in the letter the name of the moving company, person(s) to be contacted and the telephone number.

 

It will be Owner’s responsibility to inform its moving company of the Condominium Associations policy relative to elevator operations, requirements for protection of common areas and elevator cabs, etc. Prior to the move, a copy of the moving company’s Certificate of Insurance indicating the correct additional insured will be delivered to the Property Management Office. The Certificate will include Workman’s Comprehensive liability and will name the Condominium Association as additional insured.

 

ANY MOVERS WHO DO NOT ADHERE TO THE FOLLOWING RULES WILL NOT BE ALLOWED TO ENTER THE PREMISES OR WILL BE REQUIRED TO DISCONTINUE THE MOVE.

 

MOVING COMPANY SPECIFICATIONS

Clean Masonite sections shall be used as runners on all finished floor areas where heavy furniture or equipment is being moved with wheel or skid type dollies. The masonite shall be at least one-fourth inch thick, 4’ X 8’ sheets in elevator lobbies and corridors, and 32” sheets through doors and in Owner’s Premises. All sections of masonite must be taped together to prohibit sliding.

All walls, door facings, elevator cabs and other areas along the route to be followed during the move will be inspected by a Property Management staff member and a representative of the moving company before and after the move. A representative of the Unit Owner must be available during the entire move to supervise the move and sign the work order at the end of the move.

In order to avoid any inconvenience to other owners and for the efficient usage and scheduling of elevators, ALL REASONABLE EFFORTS SHALL BE MADE TO SCHEDULE MOVE-IN/MOVE-OUTS AFTER NORMAL BUSINESS HOURS. All moves on weekends, after business hours and holidays shall have a Property Management employee on site to ensure that the move is properly coordinated, that adequate protection to the building is maintained and for security reasons. There will be no charge for Property Management site personnel during the initial move. For all other moves, the Owner will be charged for the overtime for Property Management personnel.
